Perivale Gutter Survey
Gutter surveys across Perivale, backed by more than 20 years’ experience. You get a clear report with photos.
- Rotten fascias or stained soffits
- Blocked outlets and hoppers
- Sagging gutters and loose brackets
What we cannot see
It’s a careful look at the gutter, not the whole story. The main limits are:
- Rot or damp concealed behind fascias or inside walls
- Confirming asbestos in older rainwater goods
- Pipes below ground level
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.

Gutter survey in Perivale
Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from the ground, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We’re often asked to look into gutters that have fallen out of line and rotten fascias or stained soffits, across eaves gutters, valley gutters and downpipes.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Perivale has one, it needs checking from somewhere that can actually see it.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works
Once we have finished looking, we write up our findings in a report with photos. On timing, most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In Perivale, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Point out any leaks or damp patches
- Make a note of anything you’d like us to look at

Do you need a gutter survey in Perivale?
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.
Most people get in touch when they’ve noticed something like this:
- Downpipes that are split or coming away
- Gutters full of debris and silt
- Gutters overflowing in heavy rain
- Fascia boards damaged by overflowing water
If you live near a park such as Castle Bar Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
Before you book any roof surveyor
- What they will not be able to tell you
- Whether the loft space is looked at, where there is one
- How they’ll see the roof: from the ground, the loft, the roof or by drone

Gutter surveys around Perivale
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Pitzhanger Manor, about 2 miles south, show how far back building in the area around Perivale goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you look after a building such as St John Fisher Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near South Greenford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Perivale is about 1 mile east of Greenford, in Greater London. We visit Perivale as part of our work across Greater London, for homes and businesses alike. Perivale is one of the places in Greater London we cover. There’s also a page for London.

Roof by roof
Fascias and soffits
Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check the joints, brackets and falls.

What affects the cost of gutter surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- How big the roof is
- The height of the building and how the roof can safely be seen
- House, block, shop or office
- Whether you choose the Basic, Standard or Premium Survey
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before booking.
Getting in touch
There is no need for technical words. Just tell us:
- The reason for the survey, like buying, a leak or storm damage
- What kind of property and roof it is
- Your timetable, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email with the address and the days you’d prefer.
What happens if roof problems are left?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers what can be seen safely and records it with photos. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
