Gutter survey in North Wembley: what you get
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photographs. If you’ve noticed gutters packed with leaves or moss and joints that drip after rain, we can find out what’s behind it.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in North Wembley has one, it needs checking from somewhere that can actually see it.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a gutter survey looks like in North Wembley
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in North Wembley is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first. With Northolt Manor about 2.9 miles west, North Wembley sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Wembley Central station, a dated record of the roof is useful when planning maintenance across a let. If you live near a park like Preston Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

FAQs for North Wembley
Is my home in North Wembley listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Wembley Central station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details.
How much time does the visit need?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
What will the report tell me?
You get our findings in writing, part by part, with photos. Points are put by urgency where it matters.
Do you test soffits or gutters for asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you need to get into the loft?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Will you check if gutters are causing damp inside?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
How it works
We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. For a visit in North Wembley, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
Getting ready for the survey

Signs you need a gutter survey in North Wembley
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.
These are some of the problems a survey can pick up:
- Gutters that have fallen out of line
- Leaves and moss blocking gutters
- Fascia boards damaged by overflowing water
- Valley or box gutters that overflow inside
For an older house near a landmark such as Church of St John, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Checking the roof from ground level
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What happens if roof problems are left?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. Our survey covers what can be seen safely and records it with photos. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.
