What happens on the day

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. From the street, a London terrace typically shows only its front slope or parapet, so a visit in South Kenton moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • For flats, check roof access has been agreed
  • Show us where any leaks or stains appear

Gutter survey in South Kenton

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about leaves and moss blocking gutters and leaks at the gutter joints, we can find out what’s behind it, whatever the roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in South Kenton has one, it needs checking from somewhere that can actually see it.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Leave it or get it looked at?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now usually keeps the fix smaller. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Honest limits

It is useful to know what a survey will not do before you book:

  • Rot or damp concealed behind fascias or inside walls
  • Asbestos testing of old gutters, downpipes or soffits
  • Blockages deep inside downpipes

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

Common questions in South Kenton

How do I find out if my home in South Kenton is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can a landlord with a rental near South Kenton station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I book a survey in South Kenton?

It’s easiest to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll recommend the right survey. We survey seven days a week.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Will you walk on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

How long will you be on site?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What’s in the report?

A written report with photos, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What affects the cost of gutter surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Which survey package you book
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your survey before you book.

What to let us know when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Where the property is, with the postcode
  • Any photos you have, taken from the ground or a window
  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or email us.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Local roofs in South Kenton

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in South Kenton is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around South Kenton has a long history of building, with Headstone Manor about 2.6 miles north-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around St. Anns may find that a roof report helps plan work around trading rather than after a leak. Homes near green spaces such as Preston Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. The streets around a church such as Church of the Annunciation are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
