Roof survey in South Kenton
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you’ve noticed gaps in the roof where coverings have gone and water stains on rafters and ceiling joists, we can find out what’s behind it.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in South Kenton has one, it needs checking from somewhere that can actually see it.
What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later.

What happens if roof problems are left?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Roof surveys around South Kenton
Historic houses such as Headstone Manor, about 2.6 miles north-west, show how far back building in the area around South Kenton goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you own a rental within reach of South Kenton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as Preston Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If your home is one of the older ones in the streets near Church of the Annunciation, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Walls, floors and services below the roof
- How the roof will behave in every kind of weather
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

What affects the cost of roof surveys
Not every roof costs the same to survey, and it comes down to:
- The number of roofs, including extensions and garages
- The height of the building and how the roof can safely be seen
- Which survey package you book
- The shape of the roof and its details
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
To price your survey accurately, we’ll ask about:
- Where water is showing inside, if it is
- Any deadline, such as an exchange date
- Where the property is, with the postcode
- What made you get in touch
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.
The survey, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In South Kenton, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before the survey
- Have any paperwork from past roof work to hand
- Leave side gates unlocked
- Jot down any questions you want answered

Useful tips for South Kenton property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Look for debris in the garden after high winds
- Find records of any re-roofing or repairs
- File the report with your home documents
- Clear the loft hatch area before we arrive
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.
Rented homes, blocks and businesses
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

Questions from South Kenton
Is drone flying allowed in South Kenton?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.
Can parking be tricky for a visit in South Kenton?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
How do I arrange a roof survey in South Kenton?
To book, phone 07833 053749 or drop us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
How much is a survey?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.
What if it rains on the day?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.
