What a roof survey looks like in Sudbury Hill

If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Northolt Manor about 2.2 miles west, Sudbury Hill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Sudbury & Harrow Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Preston Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Roof surveys for homes and businesses in Sudbury Hill

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey chimney stacks, ridges, hips and valleys and clay and concrete tiles, and the problems we are asked to look at most are crumbling chimney pointing or cracked flaunching and standing water on a flat roof.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Sudbury Hill, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. The survey usually takes an hour or two at most homes, or half a day or so for a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Tell us where we can park nearby
  • If you are buying, check with the agent that we can get in

Questions from Sudbury Hill

Is drone flying allowed in Sudbury Hill?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying.

Do you survey roofs for landlords with property near Sudbury & Harrow Road station?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

How long will you be at the property?

On site, it typically takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

What’s the best way to book?

Simply ring 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

When to book a survey in Sudbury Hill

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Standing water on a flat roof
  • Slates or tiles that have slipped or broken
  • Condensation or damp timbers in the loft
  • Worn or blocked valleys

Anyone responsible for a site like Sudbury Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Before you book anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Are they insured for the work?
  • Whether the price includes VAT
  • What the survey will not cover

What to expect from a roof survey

Roof by roof

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Why act early in Sudbury Hill

If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • Weekday and weekend surveys
  • A written report with photos
  • Package prices that include VAT
  • Drone and thermal imaging surveys available

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Photograph stains when they appear
  • Include dormers, porches and garages as you book
  • Have details of recent roof work to hand
  • Stay off ladders and the roof

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
