Roof leak investigation in Sudbury Hill

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. If you are worried about wet patches on loft insulation and leaks below a flat extension roof, we can find out what’s behind it, on slate and tile slopes, lead flashings and the roof space alike.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Sudbury Hill, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later.

What a roof leak investigation looks like in Sudbury Hill

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 2.2 miles west lies Northolt Manor, a reminder of how long the area around Sudbury Hill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park such as Preston Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. Anyone responsible for a site like Sudbury Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. If you run a business near London Designer Outlet, a leak can close part of a shop or office, so finding the cause quickly matters.

Sudbury Hill: your questions answered

Does a conservation area affect roof work in Sudbury Hill?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will parking be an issue for a roof survey in Sudbury Hill?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Can a leak be traced on a dry day?

Normally, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Will you go up on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

Is Sudbury Hill in your area?

Yes. Our area covers London and South East England, Sudbury Hill included.

Useful tips for Sudbury Hill property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Move stored items away from the hatch
  • Keep water away from lights and sockets
  • Let us know about any past repairs to the roof
  • Do not climb onto the roof to look

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

Keep the roof space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The repair itself (the investigation finds and reports the cause)
  • What’s under the covering or behind the plaster
  • Water from pipes, tanks or heating systems

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What this survey covers

  • Lead flashings
  • Slate and tile slopes
  • Flat roof details
  • The roof space
  • Rooflights and dormers
  • Chimney stacks
  • Valleys and parapet gutters

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two, more where the leak is intermittent or the roof is large. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Sudbury Hill runs like any other.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Have any paperwork from past roof work to hand
  • Keep pets out of the way during the survey

Booking a survey

Roof leak investigation starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.

What affects the price in Sudbury Hill

To price your survey, we check:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we need to know

You do not need to know any roofing terms. It’s enough to tell us:

  • Access details, like a loft hatch or a shared roof
  • Dates you are working to, like exchange
  • Any photos you have, taken from the ground or a window
  • What made you get in touch

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, ring 07833 053749 or drop us an email.
