About roof surveys in UB6
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it is easy to find a day that suits. We survey clay and concrete tiles, flat roofs and the roof space, and the problems we’re asked to look at most are cracked mortar along the ridge and cracked or blistered flat roof coverings.
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes between one and two hours for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
What you’ll pay
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

In Greenford, that means homes and buildings near Oldfield Primary School, The Cardinal Wiseman Catholic School and Northala Fields. Other local landmarks include The Railway pub (less than half a mile north), Ada Lovelace Church of England High School (within half a mile south-west) and Parish Church of the Holy Cross (old Church) (within half a mile south-west). Homes and roofs across UB6
Homes across UB6 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In UB6, as elsewhere, exposed details are where damage shows first.
Greenford: For landlords with property near Greenford station, a dated record of the roof is useful when planning maintenance across a let. Northolt Manor, about 1 mile north-west, is one of the historic houses in the wider area around Greenford. On a period home nearby, the survey separates sound original work from tired later repairs.
Checking the roof from the ground
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
What a survey does not cover
Before you book, it is worth knowing what a survey won’t do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that’s a RICS home survey)
- An exact number of years the roof has left
What we are asked to look at in UB6
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.
We are often asked to look at:
- Loose ridge or hip tiles
- Torn or sagging underlay
- Debris building up in roof valleys
- Ponding, splits or blisters on flat roofs
Useful tips for UB6 property owners
Over many surveys, some simple habits stand out as worth the effort:
- Keep a record of damp patches and dates
- Gather any paperwork for past roof work
- Let us know about past leaks
- Stay off ladders and the roof
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
What happens if roof problems are left?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry.
What to check before booking
- Whether the price includes VAT
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the loft is part of the inspection
- What they won’t be able to tell you
Your questions about roof surveys in UB6
Can you look at a roof that is joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Do you give a life expectancy for the roof?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
How long does the visit take?
It typically takes between one and two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
