Roof surveys for homes and businesses in Dormers Wells

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We are often asked to look into worn or blocked valleys and standing water on a flat roof, across natural slate, chimney stacks and clay and concrete tiles.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Dormers Wells as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Surveys for landlords and agents in Dormers Wells

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when you book and we will plan the survey around it.

How the survey changes by roof type

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.

Dormers Wells homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If your home is one of the older ones in the streets near Emmanuel Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Dormers Wells Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common roof problems in Dormers Wells

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

These are some of the problems a survey can pick up:

  • Gutters that overflow in heavy rain
  • Standing water on a flat roof
  • Gaps in the roof where coverings have gone
  • Ridge tiles that have lifted or moved

Homes near green spaces such as Castle Bar Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Common questions in Dormers Wells

Are there drone restrictions around Dormers Wells?

Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Can parking be tricky for a visit in Dormers Wells?

Sometimes, yes. If Dormers Wells has controlled parking where you are, a visitor permit is the easiest answer.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What’s the best way to book?

To book, phone 07833 053749 or send us an email and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. From the street, a London terrace normally shows only its front slope or parapet, so in Dormers Wells we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • Move anything stored under the loft hatch
  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building

How we price roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, like extensions, dormers and garages
  • Whether thermal imaging or a drone is needed

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

To price your survey accurately, we will ask about:

  • When you need the report by
  • The style of property, from a terrace to a block
  • What made you get in touch
  • Photos of the roof, taken safely from ground level or a window

For a price for roof surveys in Dormers Wells, call 07833 053749 or send us an email. A few details about the property and the roof help us give you an accurate price.

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Confirmation of asbestos in soffits or cement sheets
  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.
