About roof surveys in UB1

We survey roofs in UB1 and across London and South East England. Visits run on any day of the week. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or use the contact form. We survey the roof space, lead flashings and clay and concrete tiles, and the problems we’re asked to look at most are debris building up in roof valleys and flashings that have come away from the wall.

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes between one and two hours for a house, and longer for a large or complex roof.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photos and recommendations.

Roof surveys across UB1: local notes

Older homes across UB1 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Our area covers London and the South East, including UB1. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Dormers Wells: If you run a business near Treaty Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like Dormers Wells Junior School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Roof by roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

Prices for roof surveys in UB1

Prices vary from roof to roof, and it comes down to:

  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • Roof area
  • Basic, Standard or Premium

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What we need to know

You don’t need to know any roofing terms. Just tell us:

  • The address and postcode of the property
  • Dates you’re working to, such as exchange
  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside

To get a price for roof surveys in UB1, call 07833 053749 or send us an email. Some details about the property and the roof help us price the survey accurately.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Useful tips for UB1 property owners

Over many surveys, some simple habits stand out:

  • Include dormers, porches and garages when booking
  • Make sure we can open the loft hatch
  • Gather any paperwork for past roof work
  • Mention any damp patches when you book

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Why act early?

Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.

Questions to ask before you book

  • What the survey won’t cover
  • How soon the report will arrive
  • What exactly goes into their report
  • Whether VAT is in the quoted price

UB1 questions

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

What does a roof survey include?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you go up on the roof?

Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.
