Roof surveys in UB2

Our roof survey service in UB2

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. Common reasons to book are blocked, sagging or leaking gutters and crumbling chimney pointing or cracked flaunching, on ridges, hips and valleys, natural slate and lead flashings.

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes between one and two hours at most homes, with bigger or more complicated roofs taking longer.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across UB2: local notes

Owners across UB2, from Southall, Hanwell and West Ealing to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.

We survey roofs across London and the South East, and UB2 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Southall: For site and facilities teams at buildings like Hambrough Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Southall station, a dated record of the roof is useful when planning maintenance across a let.

Common roof problems in UB2

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

Most people get in touch after spotting one of these:

  • Water stains on rafters and ceiling joists
  • Worn lead at chimneys and abutments
  • Slipped, cracked or missing slates and tiles
  • Loose chimney pots

Tips from our surveys

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Gather any paperwork for past roof work
  • Do not climb onto the roof yourself
  • Mention any damp patches when booking
  • Clear the loft hatch area before we arrive

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Keep the loft space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.

What happens if roof problems are left?

Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.

Before booking any surveyor

  • Whether the inside of the roof is included
  • Are they insured for the work?
  • Whether you get a written report with photos
  • Their drone registration, if they fly one

What affects the price in UB2

We confirm the price for your survey before booking. This is what makes a difference:

  • The package you choose: Basic, Standard or Premium
  • How big the roof is
  • The shape of the roof and its details
  • Building height and the viewpoints available

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Where the property is, with the postcode
  • Any photos you have, taken from the ground or a window
  • Anything about access we should know
  • What’s prompted the survey

Booking is simple: just call 07833 053749 or use the contact form and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.

Different roofs, different checks

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we check them closely.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.

FAQs for UB2

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How do I arrange a roof survey in UB2?

Just phone 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
