Roof survey in North Hyde
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. If you’ve noticed blocked, sagging or leaking gutters and flashings that have come away from the wall, a survey will tell you what’s going on.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in North Hyde has one, it needs checking from somewhere that can actually see it.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

FAQs for North Hyde
Will parking be an issue for a roof survey in North Hyde?
Typically it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.
Is drone flying allowed in North Hyde?
That depends on where the roof is and on the weather. The flight restriction zone around Heathrow Airport comes within about 1 mile of North Hyde. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.
How long does a roof survey take?
It normally takes an hour or two for a house, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
What does a roof survey include?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Clear the loft hatch area before we arrive
- Keep the report with your property records
- Stay off ladders and the roof
- Find records of any re-roofing or repairs
Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes an hour or two for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before the survey
- Unlock side gates and any roof access doors
- Keep pets out of the way during the survey
- Dig out any old roof reports or invoices

Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.

Local roofs in North Hyde
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The flight restriction zone around Heathrow Airport comes within about 1 mile of North Hyde. If the drone is used for your survey, we check the exact boundary for the address before flying.
If you look after a building such as Norwood Green Infant and Nursery School, large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces such as Minet Country Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a shop, office or commercial unit, for example near Treaty Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
