Independent roof surveys in Heston

Roof surveys for homes and businesses in Heston

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed cracked mortar along the ridge and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Heston as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later.

What a roof survey does not cover

It is useful to know what a survey won’t do before booking:

  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that is a RICS home survey)
  • How the roof will behave in every kind of weather

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Flat roofs
  • Ridges, hips and valleys
  • Chimney stacks

Roof surveys around Heston

The wider area around Heston has a long history of building, with Osterley House about 1.2 miles east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building like Westbrook Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around Treaty Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Signs you need a roof survey in Heston

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.

Look out for signs like these:

  • Torn or sagging underlay
  • Loose ridge or hip tiles
  • Ponding, splits or blisters on flat roofs
  • Crumbling chimney pointing or cracked flaunching

For landlords with property near Southall station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before you book

  • How long the report takes to arrive
  • Which viewpoints they use to see the roof
  • Which limits apply to the survey
  • Whether VAT is added on top

What a roof survey includes

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Leave it or get it looked at?

Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your survey before you book.

Your questions about roof surveys in Heston

Can you fly a drone over a roof in Heston?

It depends on the exact address and the weather on the day. The flight restriction zone around Heathrow Airport comes within about 1 mile of Heston. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Is parking a problem for a survey in Heston?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

How do I book a survey in Heston?

It is easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we’ll recommend the right survey. Surveys run seven days a week.

Will you climb onto the roof?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes an hour or two at a typical home, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so a visit in Heston moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • Leave a clear route to the loft
  • Leave side gates unlocked

How the survey changes by roof type

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, especially at the verges and ridge.
