Gutter surveys in Heston: local notes
With Osterley House about 1.2 miles east, Heston sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you own a rental within reach of Southall station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Westbrook Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Inwood Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Gutter survey in Heston: what you get
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We are frequently asked to look into blocked outlets and hoppers and gutters packed with leaves or moss, on valley gutters, parapet and box gutters and fascias and soffits.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Heston as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

What we look for on each type of roof
Box and secret gutters
Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
What a survey costs
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- Chimneys, valleys, parapets and other details
- Any need for thermal images or a drone flight
- The package you choose: Basic, Standard or Premium
- How big the roof is
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.
What we need to know
A little information up front helps. Please include:
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- The kind of building and roof involved
- Your postcode, so we can check access and travel
Once you know what you need, call 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Practical tips
Over many surveys, some simple habits stand out:
- Look out for overflows when it pours
- Look for downpipes coming loose
- Check from the ground or a window, not a ladder
- Ask for valleys and parapet gutters to be cleared too
You receive a written report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.
Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
FAQs for Heston
Do you survey roofs for landlords with property near Southall station?
Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building.
Will parking be an issue for a roof survey in Heston?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
What happens after the survey?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Do you survey underground drains?
No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you walk on the roof?
Only if it’s safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The inside of buried drains
- The inside of a downpipe along its whole length
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

The survey, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Heston moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- The loft space is checked for water marks if it’s safe to get into.
- We send a written report with photos and clear recommendations.
Before we arrive
- Point out any leaks or damp patches
- If it is not your property yet, arrange access through the agent
- Mention any parking restrictions on your street
Getting a price
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.
