About our gutter survey in Osterley

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can safely be seen, from ground level, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We survey fascias and soffits, valley gutters and downpipes, and people most frequently book us about gutters overflowing in heavy rain and leaves and moss blocking gutters.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Osterley has one, it needs checking from somewhere that can actually see it.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a gutter survey looks like in Osterley

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 0.3 miles north lies Osterley House, a reminder of how long the area around Osterley has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Isleworth station, a roof report helps you deal with small faults before they turn into a call from a tenant. Shop and office owners around Treaty Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes an hour or two for most houses, with bigger or more complicated roofs taking longer. For a visit in Osterley, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Advice

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

FAQs for Osterley

Can parking be tricky for a visit in Osterley?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you survey roofs for landlords with property near Isleworth station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

What does a gutter survey cost?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or drop us an email.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it as you book and we will plan the survey around it.

Roof by roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Box and secret gutters

Box and secret gutters often cause leaks indoors. We check the outlets, linings and overflows where safe.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Blockages deep inside downpipes
  • Confirming asbestos in older rainwater goods
  • Hidden sections we cannot view safely

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

Roofs we survey in Osterley

  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you need to know.
