Before and after the survey

From years of surveys, a few habits stand out:

  • Leave gutter checks at height to someone equipped for it
  • Book gutter clearing once a year, more frequently near trees
  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it is ready.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.

Gutter survey in Spring Grove: what you get

A gutter needs a steady fall towards its outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you’ve noticed dripping or leaking gutter joints and gutters overflowing in heavy rain, a survey will tell you what’s going on, on parapet and box gutters, fascias and soffits and eaves gutters alike.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Spring Grove are no exception. Shared chimney stacks and the lead around them are just as important to check.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Honest limits

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods
  • Hidden sections we can’t view safely

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

Gutter surveys in Spring Grove: local notes

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Osterley House about 0.7 miles north-west, Spring Grove sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Isleworth and Syon School for Boys, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places like Treaty Centre, a dated report on the roof is useful for planning and for any lease discussions.

Questions from Spring Grove

How do I find out if my home in Spring Grove is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Isleworth station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Do you work in Spring Grove?

Yes. We carry out gutter surveys in Spring Grove.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What to let us know when you contact us

You do not need to know any roofing terms. It’s enough to tell us:

  • Any photos you have, taken from the ground or a window
  • Where the property is, with the postcode
  • Where water is showing inside, if it is
  • What kind of property and roof it is

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.

How the survey changes by roof type

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it’s safe to see them.

How the survey works

Every roof is different, but as a rough guide the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. London terraces rarely offer a view of the whole roof from one spot, so in Spring Grove we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

Related advice

Common roof problems in Spring Grove

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.

Problems we come across often include:

  • Hoppers and outlets full of debris
  • Cracked or loose downpipes
  • Fascia boards damaged by overflowing water
  • Gutters overflowing in heavy rain

Landlords with a home close to Isleworth station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
