Flat roof surveys for homes and businesses in Spring Grove

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Common reasons to book are splits, cracks and crazing and ponding water that doesn’t drain away, on single-ply membranes, EPDM rubber and upstands and outlets.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Spring Grove, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Landlord and commercial surveys in Spring Grove

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

What we look for on each type of roof

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

What a flat roof survey does not cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Testing older roof sheets for asbestos
  • Fragile surfaces, which we do not walk on
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

Your questions about flat roof surveys in Spring Grove

How do I find out if my home in Spring Grove is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you look at the flat roof of a hotel or office near Spring Grove?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

Do you work in Spring Grove?

Yes. Our area covers London and South East England, and that includes Spring Grove.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

What’s the best way to book?

The quickest way is to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will take it from there. We survey on any day of the week.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. The survey normally takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. In Spring Grove, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Make sure pets are kept safely away
  • Gather any invoices or paperwork from past roof work
  • Show us where any leaks or stains appear

Advice

How we price flat roof surveys

A few things affect what a survey costs:

  • Which survey package you book
  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What to tell us when you contact us

Before you get in touch, it’s useful to have:

  • Any deadline, like an exchange date
  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof

Getting a price is simple: just call 07833 053749 or email us, let us know about the property and we will suggest the right survey. The price is agreed up front.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Local flat roofs in Spring Grove

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Osterley House, about 0.7 miles north-west, is one of the historic houses in the wider area around Spring Grove. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If your home is one of the older ones in the streets near St Mary's Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you run a business near Treaty Centre, a flat roof over a business is out of sight and out of mind until it leaks. For hotels and guest houses around Spring Grove, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.
