- Loose or cracked edge trims
- Raised blisters across the surface
What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
- Basic, Standard or Premium
- Building height and the viewpoints available
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
A little information up front helps. It’s useful to include:
- The style of property, from a terrace to a block
- Where water is showing inside, if it is
- Pictures of the roof from a safe spot, if you have them
- What made you get in touch
A quick phone call is typically the easiest start: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Flat roof surveys for homes and businesses in Hounslow
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. Common reasons to book are loose or cracked edge trims and water getting in at rooflights, on single-ply membranes, mastic asphalt and upstands and outlets.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Hounslow, the flat roof is frequently a shared part of the building.
Nothing in the report is left vague: where something needs attention, it says so plainly.

How the survey works
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at a typical home, and more on a big or complicated roof. Surveys in Hounslow can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You let us know about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Note where any stains or damp appear
- For flats, make sure roof access has been agreed
- Have any questions written down, so nothing gets missed

Advice
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Hounslow questions
Can parking be tricky for a visit in Hounslow?
It depends on the street. If Hounslow has controlled parking where you are, a visitor permit is the easiest answer.
Is my home in Hounslow listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What do I do with the report?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or send us an email.
Can you tell me how long my flat roof will last?
We do not put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but your report describes the actual condition.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
What insurance do you have?
We hold professional indemnity and public liability insurance.
Flat roof surveys around Hounslow
Osterley House, about 1.6 miles north, is one of the historic houses in the wider area around Hounslow. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If your home is one of the older ones in the streets near Church of St Mary the Virgin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you run a business near Treaty Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What we look for on each type of roof
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
Do you need a flat roof survey in Hounslow?
No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.
Look out for signs like these:
- Outlets that hold water back
- Water getting in at rooflights
- Pools of water lying on the roof
- Damaged trims at the roof edge
If you look after a building such as Chatsworth Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
