Flat roof surveys in Lampton: local notes

With Osterley House about 1.1 miles north, Lampton sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings such as Alexandra Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Shop and office owners around Treaty Centre may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. If you own a rental within reach of Hounslow station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

How a flat roof survey works in Lampton

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a report with photographs and our recommendations. If you’ve noticed cracked or split membrane and standing water left after rain, we can find out what’s behind it, whatever the roof.

On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Lampton, the roof above may belong to the building rather than one flat.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there is still time to plan the work. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your survey before booking.

Take a look at what a roof survey costs and what we found on two real jobs.

Roof by roof

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Questions from Lampton

Will parking be an issue for a roof survey in Lampton?

It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Is my home in Lampton listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Does the survey cover asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

How long is the visit?

It normally takes an hour or two for most houses; commercial roofs usually need 3–4 hours. You’ll then get the report by email.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Prices for flat roof surveys in Lampton

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The shape of the roof and its details
  • Roof area
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What we need to know

To price your survey accurately, we will ask about:

  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode

A quick phone call is typically the easiest start: ring 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. In Lampton, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand
  • Tell us about parking before the day
