Roof leak investigations for Lampton homes and businesses

What happens if roof problems are left?

Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it’s harder to deal with once established. Stopping the water is the first step. In Lampton, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.

About our roof leak investigation in Lampton

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. Common reasons to book are water through the ceiling under a flat roof and water coming in around a roof light or dormer, across lead flashings, valleys and parapet gutters and flat roof details.

In a London flat, water can travel some way before it shows. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we’re given access to in Lampton, inside and out. Let us know when the water shows, and in what kind of weather.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey changes by roof type

Chimney stacks

Damp on a chimney breast inside often starts at the top of the stack. Open, unused pots let rain fall down the flue.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.

How the survey works

After the inspection, everything we found is written up in a report with photographs. On timing, it usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. In Lampton, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Common questions in Lampton

Do you cover Lampton?

Yes. We work right across London and the South East, and Lampton is part of that. Just ring 07833 053749 or send us an email and let us know about the property.

Will parking be an issue for a roof survey in Lampton?

It depends on the street. If Lampton has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Will you definitely find the leak?

We can’t promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Does the investigation include the repair?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak usually shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Wind, rain and roofs in Lampton

Osterley House, about 1.1 miles north, is one of the historic houses in the wider area around Lampton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If your home is one of the older ones in the streets near St Luke, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Take a building like Alexandra Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

Do you need a roof leak investigation in Lampton?

Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

A survey can pick up problems like:

  • Ceiling stains that grow after rain
  • Wet patches on loft insulation
  • Stains around a skylight
  • Leaks below a flat extension roof

If you look after a shop, office or commercial unit, for example near Treaty Centre, finding where water is getting in quickly keeps disruption down.

What to check before booking

  • Whether VAT is added on top
  • Whether you get a written report with photos
  • Which limits apply to the survey
  • Is there a chance to talk the report through?

What to expect from a roof survey

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check the loft is accessible
  • Record whether it leaks in every downpour or only some
  • Keep a photo record of the damp patch
  • Catch drips in a bucket and protect the floor

Once the work is done, hold on to the report. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.

Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.
