Roof leak investigations in Hounslow

How a roof leak investigation works in Hounslow

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. We survey slate and tile slopes, rooflights and dormers and valleys and parapet gutters, and the problems we’re asked to look at most are damp underlay across a wide area and water through the ceiling under a flat roof.

London’s Victorian and Edwardian roofs have frequently been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. A careful look in Hounslow tells the two apart where the evidence allows. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

Where we can’t see part of the leaking roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a survey costs

A few things affect what a survey costs:

  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • Which survey package you book
  • House, block, shop or office

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Any photos you have, taken from ground level or a window
  • Any deadline, like an exchange date
  • What made you get in touch
  • Where the property is, with the postcode

To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Hounslow roofs and the weather

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering and its details give the first clues when tracing where water is coming from. Osterley House, about 1.6 miles north, is one of the historic houses in the wider area around Hounslow. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Inwood Park shed leaves that can end up in nearby gutters. Take a building like Chatsworth Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Take an older house close to Church of St Mary the Virgin: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Hounslow is about 9 miles west of City of Westminster, in Greater London. If you’re in Hounslow, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Our area takes in places right across Greater London, large and small. We also survey roofs in London.

We also cover Woodlands (1 mile north-east), Ivybridge (1 mile south-east), Lampton (1 mile north-west), Isleworth (1 mile east) and Spring Grove (1 mile north). We also work in nearby towns such as London (11 miles east), City of Westminster (9 miles east), Marylebone (9 miles east), Kensington (7 miles east), St Pancras (11 miles east) and Shoreditch (12 miles east).

Honest limits

It helps to know what a survey won’t do before booking:

  • A promise to find every leak on a single visit
  • What’s under the covering or behind the plaster
  • Water from pipes, tanks or heating systems

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What we look at

  • The roof space
  • Rooflights and dormers
  • Chimney stacks
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Lead flashings
  • Flat roof details

Why get it checked now?

Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. We find the probable source before anyone starts work. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

How it works

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. In Hounslow, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • If it is not your property yet, arrange access through the agent
  • Make sure pets are kept safely away

Advice

Your questions about roof leak investigations in Hounslow

Do you carry out roof surveys in Hounslow?

Yes, Hounslow is one of the places we work. The survey and report are the same in Hounslow as anywhere else, and visits run on weekdays and weekends.

Can parking be tricky for a visit in Hounslow?

It rarely stops a survey, but it is worth planning. Tell us what parking is available nearby, and the visit is planned around it.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you trace a leak in dry weather?

Often, yes. Stains, tide marks, damp timbers and moisture readings normally point the way. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Take dated photos of the leak
  • Do not touch fittings that water is reaching
  • Write down the wind direction and rain when it leaks
  • Let us know about any past repairs to the roof

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
