Leaks and storm damage in Twickenham

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where water gets in depends a good deal on what the roof is made of and how it is detailed. With Richmond House about 0.5 miles east, Twickenham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Twickenham station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live near a park such as Marble Hill Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Twickenham is about 7 miles south-west of Kensington, in Greater London. We carry out roof leak investigations for homes and businesses in Twickenham and nearby. Across Greater London, we cover Twickenham. There’s also a page for London.

Surveys in TW1, TW2, TW4 and TW3 work the same way as everywhere else we cover. That includes homes and businesses on Station Road, London Road and Talbot Road. Being close to the A305 and A310, Twickenham is easy for us to reach for roof leak investigations. If you are just outside Twickenham, we cover Whitton (1 mile west), Eel Pie Island (1 mile east), Strawberry Hill (1 mile south), Ivybridge (1 mile north) and Fulwell (1 mile south). Roof leak investigations for homes and businesses in Twickenham

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. If you are worried about ceiling stains that grow after rain and leaks below a flat extension roof, we can find out what’s behind it, on lead flashings, rooflights and dormers and flat roof details alike.

London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. A careful look in Twickenham tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Do you need a roof leak investigation in Twickenham?

A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.

Most people get in touch after spotting something like this:

  • Drips in the loft during heavy rain
  • Leaks below a flat extension roof
  • Damp underlay across a wide area
  • Water coming in around a roof light or dormer

As a London address, Twickenham can be tricky for parking: let us know about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • How much experience they have with roofs like yours
  • What exactly goes into their report
  • What they will not be able to tell you

What’s in a roof survey

Twickenham questions

How do I find out if my home in Twickenham is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Twickenham?

Yes, Twickenham is one of the places we work. Every survey there gets the same written report with photographs.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.

What we look for on each type of roof

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Flat roof upstands and outlets

Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are looked at.

Landlord and commercial surveys in Twickenham

Landlords and letting agents in Twickenham book surveys as well as homeowners. A written report with photographs gives you a clear record of the leaking roof, useful for planning maintenance.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Prices for roof leak investigations in Twickenham

Not every roof costs the same to survey, for these reasons:

  • Which survey package you book
  • Whether it’s a home or a commercial building
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What we need to know

We will normally ask about:

  • What made you get in touch
  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or send us an email.

What happens if roof problems are left?

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos. On timing, most surveys take between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Surveys in Twickenham can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work
