Flat roofs in Whitton
The wider area around Whitton has a long history of building, with Richmond House about 1 mile east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you let a flat or house near Whitton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For a London address like Whitton, it is useful to know about controlled parking before the day.

Flat roof surveys for homes and businesses in Whitton
Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’ve noticed blistering in felt or asphalt and a sagging deck under the covering, we can find out what’s behind it, whatever the roof.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Whitton, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

How the survey changes by roof type
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Do you need a flat roof survey in Whitton?
Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
Most people get in touch when they’ve noticed something like this:
- Gaps at upstands and abutments
- Blistering in felt or asphalt
- Signs of deflection in the roof deck
- Pools of water lying on the roof
For businesses in and around places such as Treaty Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.
Choosing a roof surveyor

- Will the report include photos?
- How they plan to inspect the roof safely
- Whether they hold professional indemnity and public liability insurance
Whitton: your questions answered
How do I find out if my home in Whitton is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry out roof surveys in Whitton?
We do. The survey and report are the same in Whitton as anywhere else.
Do you check flat roofs for asbestos?
We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Do you look in the loft space?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Does the report include photos?
Yes. Photos are part of every report.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
What happens on the day
After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it usually takes between one and two hours on an ordinary house, and more on a big or complicated roof. For a visit in Whitton, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Unlock side gates and any roof access doors
- Have any paperwork from past roof work to hand
- Show us where any leaks or stains appear
Booking a survey
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.

Tips from our surveys
There’s plenty you can do without going near the roof. Here’s what helps most:
- Keep people off the roof unless they need to be there
- Note any new marks on ceilings beneath the roof
- Make sure new fixings through the roof are properly sealed
- Book a survey every few years
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.
