About our thermal roof survey in Whitton

Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey insulated roof spaces, pitched roof slopes and commercial roofs, and the problems we’re asked to look at most are leaks that are hard to trace and gaps in loft insulation.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Whitton as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Airspace, weather and Whitton roofs

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Steep or complicated roofs are frequently hard to see from the ground, which is where aerial photos and thermal images help. Richmond House, about 1 mile east, is one of the historic houses in the wider area around Whitton. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

As a London address, Whitton can be tricky for parking: tell us about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised. For site and facilities teams at buildings such as Royal Military School of Music, thermal images can show where wet insulation sits under a big flat roof. If you run a business near Treaty Centre, thermal images can show trapped moisture across a wide commercial roof.

Whitton: your questions answered

How do I find out if my home in Whitton is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Are there drone restrictions around Whitton?

That depends on where the roof is and on the weather. The flight restriction zone around Heathrow Airport comes within about 1 mile of Whitton. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source can’t be confirmed, we’ll say what could help next, like electronic leak detection.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us when booking.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Keep dated photos of any marks on ceilings
  • Ask us about the forecast if rain is expected
  • Let us know where and when you’ve seen damp or stains
  • Keep the report to compare against after any repair

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Structural calculations, which need a structural engineer
  • Insulation values or heat loss calculations
  • What’s inside walls or under coverings, without opening up

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and does not.

What this survey covers

  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions
  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two on an ordinary house, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Keep pets in another room
  • Dig out any old roof reports or invoices

Advice

Different roofs, different checks

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.
