Pre-Purchase Roof Survey in Whitton
Not sure what state the roof is in? We carry out pre-purchase roof surveys in Whitton and across Greater London, with plain-English findings.
- Damp timbers or stains in the loft
- Gutters choked with leaves and moss
- Bitumen or mortar used in place of proper repairs
Different roofs, different checks
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
How a pre-purchase roof survey works in Whitton
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. If you’ve noticed worn or lifted lead flashings and damp timbers or stains in the loft, we can find out what’s behind it, on the roof space, flat-roofed extensions and dormers and chimney stacks alike.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Whitton might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Honest limits
It is useful to know what a survey won’t do before you book:
- The condition of the rest of the house (that is a RICS home survey)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.
What this survey covers
- Lead flashings and valleys
- The roof space
- Flat-roofed extensions and dormers
- Chimney stacks
- Gutters and downpipes
- Natural slate
- Clay and concrete tiles
Common roof problems in Whitton
Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.
We’re frequently asked to look at:
- Chimney mortar that has eroded
- Gutters choked with leaves and moss
- Blistered or split felt on a flat roof
- Roof slopes that look uneven or sagging
For an older house near a landmark like All Saints Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
What to check before booking
- Is there a chance to talk the report through?
- How much experience they have with roofs like yours
- How they plan to inspect the roof safely
- How soon the report will arrive
How it works
We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. In Whitton, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Before the survey
- Jot down any questions you want answered
- Keep pets in another room
- Point out any leaks or damp patches

Advice
Buying a home or a new roof in Whitton
About 1 mile east lies Richmond House, a reminder of how long the area around Whitton has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Whitton is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. If your survey includes the drone, we check the exact boundary for the address before flying.
Controlled parking zones are common in London, so mention any permit rules for Whitton, along with any off-street space. If you let a flat or house near Whitton station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Whitton: your questions answered
Will parking be an issue for a roof survey in Whitton?
Usually it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.
Is drone flying allowed in Whitton?
The answer turns on the exact location and the conditions on the day. The flight restriction zone around Heathrow Airport comes within about 1 mile of Whitton. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
What’s the best way to book?
Just phone 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
How quickly will I get the report?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Ask whether there are papers for past roof work
- Look for fresh paint on upstairs ceilings at viewings
- Share the report with your solicitor
- Arrange the survey as soon as your offer is agreed
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
Leave it or get it looked at?
The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. Our survey is done for you. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.
