Fulwell Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Fulwell, from an experienced roof surveyor. You get a clear written report with photos.
- Signs of past leaks inside the loft
- Blocked or leaking gutters
- Sagging ridge lines or uneven roof slopes
Before and after the survey
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Mention any deadline when you contact us
- Request records of any re-roofing
- Ask who repairs the roof under the lease
- Ask the seller about past roof repairs
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
Pre-purchase roof survey in Fulwell: what you get
Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos that show you exactly where. We explain each finding in plain English, so it’s clear what it means for your purchase. We are often asked to look into a ridge or slope that dips and blocked or leaking gutters, on flat-roofed extensions and dormers, natural slate and clay and concrete tiles.
In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Fulwell, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a house, though large, tall or awkward roofs take more time. In a London area like Fulwell, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- Agree roof access with the managing agent if it’s shared
- Point out any leaks or damp patches
- Make sure pets are kept safely away
How to book
Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.
Advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
When to book a survey in Fulwell
Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It is a frequent finding on older houses and easy to miss from the ground.
A survey can pick up problems such as:
- Old water stains in the loft space
- Roof slopes that look uneven or sagging
- Blistered or split felt on a flat roof
- Gutters that overflow or drip at the joints
Parking in Fulwell, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space as you book.
Before booking anyone

- How they plan to inspect the roof safely
- Their insurance cover

Pre-purchase roof surveys in Fulwell: local notes
Fulwell is about 2 miles from the edge of the flight restriction zone around Heathrow Airport. If your survey includes the drone, we check the exact boundary for the address before flying. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Fulwell is one of them, bay roofs, hips and later dormers each have their own details. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you own one of the older houses in the streets near St Michael's, the roof may have had decades of patch repairs, and the survey shows where they are. Historic houses such as Strawberry Hill House, about 0.6 miles north-east, show how far back building around Fulwell goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
Fulwell is about 1 mile south of Twickenham, in Greater London. In Fulwell, as across Greater London, every roof gets the same careful survey. Fulwell is one of the towns and villages in Greater London where we work. London is in our area too.
Pre-purchase roof surveys in TW11, TW2 and TW12 are booked the same way as anywhere else. If you need a pre-purchase roof survey at a property on Mays Road, Royal Road and Grove Road or a nearby road, we can survey it. You’ll find Fulwell on the A311 and A313, which makes it simple to reach. Close by, we survey roofs in Strawberry Hill (1 mile north-east), Hampton Hill (1 mile south-west), Teddington (1 mile south-east), Twickenham (1 mile north) and Whitton (1 mile north). Within a short drive, we also cover London (12 miles east), City of Westminster (10 miles north-east), Marylebone (10 miles north-east), Kensington (8 miles north-east), St Pancras (12 miles north-east) and Shoreditch (13 miles north-east).
Landmarks near Fulwell

Not far away are Kew Gardens Lake and Ham Lands.
Fulwell: your questions answered
Is my home in Fulwell listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will parking be an issue for a roof survey in Fulwell?
It can be, so it is useful to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That gives you time to use the findings.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Can you survey in bad weather?
A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
Do you need to go inside the property?
Where we can, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
How we price pre-purchase roof surveys
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- Any need for thermal images or a drone flight
- Which survey package you book
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
What to tell us when you get in touch
If you can, have these to hand when you get in touch:
- How the loft is reached, if there is one
- The address and postcode of the property
- Where water is showing inside, if it is
- Photos of the roof, taken safely from the ground or a window
Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
What we cannot see
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Walls, floors, services and rooms below the roof
- Defects hidden under coverings or inside walls without opening up
- A valuation or a promise of a lower price
