Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Flat roof survey in Fulwell: what you get

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey EPDM rubber, upstands and outlets and mastic asphalt, and people most frequently book us about outlets choked with leaves and silt and cracked or split membrane.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Fulwell, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. In a London area like Fulwell, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photographs and our recommendations.

What happens if roof problems are left?

Before replacing a flat roof, it’s useful to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What you get with us

FAQs for Fulwell

Can parking be tricky for a visit in Fulwell?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

How do I find out if my home in Fulwell is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Note any new marks on ceilings beneath the roof
  • Keep people off the roof unless they need to be there
  • Keep outlets clear of leaves and moss
  • Make sure new fixings through the roof are properly sealed

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

What we look for on each type of roof

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Flat roofs in Fulwell

Historic houses like Strawberry Hill House, about 0.6 miles north-east, show how far back building in the area around Fulwell goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

The streets around a church like St Michael's are frequently among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start. If you look after a shop, office or commercial unit, for example near Treaty Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Parking in Fulwell, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when booking.
