Roof survey in TW12: how it works

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. Typical surveys look at worn lead at chimneys and abutments and crumbling chimney pointing or cracked flaunching, across chimney stacks, clay and concrete tiles and the roof space.

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours for a house, rising to roughly 3–4 hours on a commercial building.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

How our prices work

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Homes and roofs across TW12

Across TW12, we survey roofs for owners, landlords and agents, from Teddington, Hampton and Hanworth to the quieter places in between. Every report comes with photos and written recommendations.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. TW12 is part of that mix.

Hampton: Anyone responsible for a site like Hampton Infant School and Nursery will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For businesses in and around places such as Treaty Centre, a dated report on the roof is useful for planning and for any lease discussions.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

What a survey does not cover

It’s useful to know what a survey won’t do before you book:

  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep the report with your property records
  • Leave roof access to professionals
  • Watch for slipped slates after bad weather
  • Make sure we can open the loft hatch

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

What we’re asked to look at in TW12

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It can look like a leak.

Typical things we are asked to look at include:

  • Loose ridge or hip tiles
  • Standing water on a flat roof
  • Water stains on rafters and ceiling joists
  • Slates or tiles that have slipped or broken

Leave it or get it looked at?

If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • Whether VAT is added on top
  • Whether any drone flown is registered with the CAA
  • What experience they bring

FAQs for TW12

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Will you climb onto the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
