Flat roof survey in Hampton: what you get
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about gaps at upstands and abutments and signs of deflection in the roof deck, we can find out what’s behind it, on EPDM rubber, mastic asphalt and upstands and outlets alike.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Hampton, the roof above may belong to the building rather than one flat.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Checking the roof from the ground
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

FAQs for Hampton
Do you cover Hampton?
Yes, Hampton is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.
Can parking be tricky for a visit in Hampton?
Sometimes, yes. If Hampton has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Does the survey cover asbestos?
Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when you book.
What a flat roof survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the deck or joists are strong enough
- A fixed date for when the roof will need replacing
- Fragile surfaces, which we do not walk on
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.
Roof types and parts we check
- Single-ply membranes
- Felt flat roofs
- Upstands and outlets
- Mastic asphalt
- EPDM rubber
- GRP fibreglass
How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. Surveys in Hampton can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Move anything stored under the loft hatch
- Have any paperwork from past roof work to hand
- If the roof is shared, arrange access with whoever manages the building

Signs you need a flat roof survey in Hampton
A buyer’s general survey frequently recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
Signs worth acting on include:
- Gaps at upstands and abutments
- Blisters and bubbles in the covering
- Outlets choked with leaves and silt
- Ponding water that does not drain away
Controlled parking zones are common in London, so mention any permit rules for Hampton, along with any off-street space.
What to check before booking
- Which viewpoints they use to see the roof
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Their report turnaround times
- Whether the loft is part of the inspection
Tips from our surveys
These tips come from what we see on roofs every week:
- Ask contractors to protect the roof if they work on it
- Have the roof looked at again after a severe storm
- Make sure new fixings through the roof are properly sealed
- Keep outlets clear of leaves and moss
Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
Flat and commercial roofs around Hampton
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Strawberry Hill House about 2 miles north-east, Hampton sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If yours is one of the older homes in the streets near All Saints' Hampton, the flat roofs on later extensions tend to wear out long before the main roof. If you run a business near Treaty Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Why it is worth a survey now in Hampton
A small split in a flat roof is typically a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
