What we are asked to look at in Hampton

Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs or when.

People typically book a survey after spotting one of these:

  • Failed flashings at walls and chimneys
  • Damp or stains in top-floor flats
  • Parapets and upstands in poor repair
  • Slipped or missing slates and tiles

For an older house near a landmark such as All Saints' Hampton, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • Will the report include photos?
  • Whether the loft is part of the inspection
  • Their insurance cover

What to expect from a roof survey

How a landlord roof survey works in Hampton

A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed missing or loose roof coverings and splits and blisters in flat roof coverings, a survey will tell you what’s going on, on shared roofs, converted houses and gutters and downpipes alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Hampton has one, it needs checking from somewhere that can actually see it.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What we look for on each type of roof

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay often fail before good slates or tiles. The report records it.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes an hour or two for a house, and longer for a block or a building with several roofs. From the street, a London terrace normally shows only its front slope or parapet, so in Hampton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

Roofs, chimneys and gutters in Hampton

About 2 miles north-east lies Strawberry Hill House, a reminder of how long the area around Hampton has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For businesses in and around places such as Treaty Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like Hampton Infant School and Nursery will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Hampton questions

Is my home in Hampton listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is parking a problem for a survey in Hampton?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when booking and we will explain what’s needed.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we will say so.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Surveys for landlords and agents in Hampton

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Why get it checked now?

A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. In Hampton, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
