Our roof survey service in TW13
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey the roof space, flat roofs and clay and concrete tiles, and people most frequently book us about standing water on a flat roof and loose chimney pots.
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Local landmarks in Hanworth
Locally, jobs take us to homes and businesses close to St Richard's Church, Crane Park and Hampton Academy, among other places. Also close by are Buckingham Primary School (less than half a mile south-east) and Hampton School (under half a mile south-east). Hanworth’s nearest station is Hampton station, roughly 1.1 miles south. A little further out are Teddington Memorial Hospital (1.8 miles east) and Kempton Steam Museum (1.1 miles west). For a walk, there’s Garden Lake and Oak Avenue Local Nature Reserve.
Homes and roofs across TW13
Across TW13, from Feltham, Ashford and Hanworth outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in TW13 are where it usually shows.
Hanworth: With Strawberry Hill House about 2 miles east, the area around Hanworth has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. For site and facilities teams at buildings like Buckingham Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
What we are asked to look at in TW13
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
People usually book a survey after spotting something like this:
- Loose ridge or hip tiles
- Gutters that overflow in heavy rain
- Condensation or damp timbers in the loft
- Slates or tiles that have slipped or broken
Landlords, agents and block managers in TW13
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or email us with the addresses.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
Roof by roof
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Natural slate
Slate is common on older homes in London and South East England. Widespread slipping typically points to corroded nails, which we describe in the report.
Why act early?
Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed.
Questions to ask before you book
- What follow-up you get after the report
- Whether the inside of the roof is included
- What the report includes, and whether it has photographs
- Which limits apply to the survey
What affects the price in TW13
The price reflects the time and kit the roof needs. That comes down to:
- How many separate roofs there are, such as extensions, dormers and garages
- If the survey needs thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- The roof’s overall size
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
There’s no need for technical words. It’s enough to tell us:
- Whether there’s a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
- What made you get in touch
- Dates you’re working to, such as exchange
Getting a price is simple: just call 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Your questions about roof surveys in TW13
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
How long will you be at the property?
It usually takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Report times depend on the package.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
