How a thermal roof survey works in Hanworth
Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you cannot usually tell from the surface. Moisture readings are then used to check what the camera suggests. Typical surveys look at water that travels before it shows and damp around chimneys and parapets, on insulated roof spaces, ceilings below the roof and loft conversions.
London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Hanworth is checked before any drone flight, and permission is never taken for granted.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Thermal roof surveys in Hanworth: local notes
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Hanworth is about 2 miles from the edge of the flight restriction zone around Heathrow Airport. If the drone is used for your survey, we check the exact boundary for the address before flying.
If you look after a shop, office or commercial unit, for example near Treaty Centre, thermal images can show trapped moisture across a wide commercial roof. If your house is among the older ones in the streets near St Richard's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Controlled parking zones are common in London, so mention any permit rules for Hanworth.

When you need someone else
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Hidden layers that need to be opened up to check
- A structural engineer’s assessment
- An energy rating for the building
If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

Hanworth: your questions answered
Is my home in Hanworth listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is parking a problem for a survey in Hanworth?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Is thermal imaging included in your surveys?
It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
How long does the survey take?
Most surveys take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. The report follows by email.
Can you do a thermal survey in any weather?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast as you book.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Roof by roof
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, given suitable conditions on the day.
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
What a survey costs
We confirm the exact price before booking. This is what makes a difference:
- How tall the building is and how easy the roof is to see
- If the survey needs thermal imaging or a drone
- Chimneys, valleys, parapets and other details
- Commercial roofs and larger buildings
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
Getting in touch
We will typically ask about:
- Why you want a survey: buying, a leak, a storm or new work
- Where the property is, with the postcode
- Photos of the roof, taken safely from ground level or a window
- Dates you’re working to, such as exchange
Thermal roof survey starts from £400, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.
How the survey works
Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, it typically takes about one to two hours for a house, though large, tall or awkward roofs take more time. In Hanworth, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- Find any records of previous roof work
- Point out any leaks or damp patches
- Jot down any questions you want answered
