How a roof survey works in KT1

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey lead flashings, clay and concrete tiles and ridges, hips and valleys, and the problems we’re asked to look at most are water stains on rafters and ceiling joists and leaning or weathered chimney stacks.

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Homes and roofs across KT1

Owners across KT1, from Kingston upon Thames, Surbiton and New Malden to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and KT1 is well within that. We survey on any day of the week.

Hampton Wick: For landlords with property near Hampton Wick station, the gap between tenancies is a good time to have the roof looked at. If your home is one of the older ones in the streets near All Saints Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Surveys for landlords and agents in KT1

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the roof.

How we price roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your roof before you book.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Photos of the roof, taken safely from the ground or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • Where water is showing inside, if it is

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or use the contact form.

Why roofs fail

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Signs worth acting on include:

  • Cracked or blistered flat roof coverings
  • Condensation or damp timbers in the loft
  • Gaps in the roof where coverings have gone
  • Ridge tiles that have lifted or moved

Honest limits

In fairness, there are limits to any roof survey:

  • Asbestos testing of any kind
  • A structural engineer’s report
  • The condition of the rest of the building (that’s a RICS home survey)

KT1 questions

How do I book a survey in KT1?

To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Which days do you carry out surveys?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or send us an email.

Can you look at a roof that’s joined to next door?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
