Roof surveys across KT5: what to expect
There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it’s easy to find a day that suits. We survey ridges, hips and valleys, chimney stacks and flat roofs, and the problems we are asked to look at most are loose chimney pots and debris building up in roof valleys.
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.

What’s near Tolworth
In Tolworth, that means homes and buildings near Hogsmill LNR, Our Lady Immaculate Catholic Primary School and Shrewsbury House School, among other places. Tolworth’s nearest station is Tolworth station, about 0.5 miles south of the centre. Well-known places in the area include Cockney Museum (2.1 miles south-east) and Bentall Centre (2.2 miles north-west). The countryside around Tolworth includes Southwood Open Space and The Lake.
Homes and roofs across KT5
KT5 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in KT5.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in KT5 are part of that picture.
Tolworth: Anyone responsible for a site like Our Lady Immaculate Catholic Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For a London address like Tolworth, it helps to know about controlled parking before the day, along with any off-street space.
Common roof problems in KT5
Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.
Look out for signs like these:
- Cracked mortar along the ridge
- Crumbling chimney pointing or cracked flaunching
- Debris building up in roof valleys
- Water stains on rafters and ceiling joists
Surveys for landlords and agents in KT5
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Different roofs, different checks
Natural slate
From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
What a survey costs
All our prices include VAT. What changes the price is:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- Whether you choose the Basic, Standard or Premium Survey
- House, block, shop or office
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
What we need to know
These details help when you contact us:
- Any marks or damp showing indoors
- Pictures from the garden or a window, if you have them
- What made you get in touch
- Your timetable, such as an exchange date
To get a price for roof surveys in KT5, call 07833 053749 or send us an email. Some details about the property and the roof help us give you an accurate price.
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry.
Before booking any surveyor
- How long they’ve been surveying roofs
- Their drone registration, if they fly one
- Which parts of the roof they’ll actually see
- What the report includes, and whether it has photos
KT5 questions
How long will you be at the property?
The visit typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when booking.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
Can you inspect a terraced or semi-detached roof?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Will the report say how many years my roof has left?
We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
