Our roof survey service in KT3
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. You get a written report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, natural slate and clay and concrete tiles, and common reasons people get in touch are slipped, cracked or missing slates and tiles and cracked mortar along the ridge.
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
How our prices work

Several airports in London and the South East have flight restriction zones around them, so every drone flight in KT3 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
New Malden: If yours is one of the older homes in the streets near New Malden Baptist Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Historic houses like Southside House, about 1.6 miles north-east, show how far back building around New Malden goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
Roof by roof
Clay plain and peg tiles
Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip, leaving gaps along the courses.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.
Prices for roof surveys in KT3
We confirm the price for your roof before you book. These are the things that affect it:
- Whether thermal imaging or a drone is needed
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- How tall the building is and how easy the roof is to see
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
What to let us know when you contact us
What helps most when you contact us:
- Where water is showing inside, if it is
- Whether there’s a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from ground level or a window
- What made you get in touch
To arrange a survey, ring 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Signs you need a roof survey
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.
Typical things we are asked to look at include:
- Leaning or weathered chimney stacks
- Blocked, sagging or leaking gutters
- Torn or sagging underlay
- Cracked mortar along the ridge
Landlords, agents and block managers in KT3
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
Landlords, agents and building managers in KT3 and across Greater London can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.
DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
KT3: your questions answered
How long does a roof survey take?
The visit normally takes about one to two hours for a house; commercial roofs usually need 3–4 hours. We will give you an idea of timing when you book.
Do you give a life expectancy for the roof?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space, and Premium includes a drone where applicable.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
What’s the best way to book?
To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what you need to know. We will confirm the price and find a day that suits.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
