Roof surveys for homes and businesses in Cannon Hill

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. Typical surveys look at condensation or damp timbers in the loft and loose chimney pots, across ridges, hips and valleys, flat roofs and chimney stacks.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Cannon Hill, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Why get it checked now?

By the time water marks a ceiling, it’s frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the exact price before you book.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Make sure we can open the loft hatch
  • Ask about a flat roof on an extension or garage too
  • Watch for slipped slates after bad weather
  • Mention any damp patches when you book

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Cannon Hill homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of South Merton station, a dated record of the roof is useful when planning maintenance across a let. If you run a business near Bentall Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. With Southside House about 1.2 miles north-west, the area around Cannon Hill has a long history. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You’re welcome to ask questions while we are there. For a visit in Cannon Hill, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller

Advice

How the survey changes by roof type

Natural slate

Slate is common on older homes in London and South East England. Widespread slipping usually points to corroded nails, and we say how widespread it looks.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.

What we can’t see

It’s a careful look at the roof, not the whole story. The main limits are:

  • Walls, floors and services below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A promise that the roof will not leak in future

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What this survey covers

  • Natural slate
  • Lead flashings
  • Flat roofs
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Ridges, hips and valleys

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Common questions in Cannon Hill

Can parking be tricky for a visit in Cannon Hill?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Can a landlord with a rental near South Merton station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or drop us an email and let us know about the building.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
