Storm damage roof report in Cannon Hill

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Your policy document sets out its own definition. We do not decide whether a storm met that test. We record the damage and what seems to have caused it. Each area of damage is photographed, and the report is yours to pass on. The claim decision rests with your insurer. We survey flat roofs, flashings and slate and tile slopes, and people most frequently book us about damaged ridges and hips and roofs hit by falling trees.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we are given access to in Cannon Hill, inside and out. It’s useful to know when the water appears and in what weather.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Storm damage roof reports around Cannon Hill

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts. Southside House, about 1.2 miles north-west, is one of the historic houses in the wider area around Cannon Hill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take a building like Hillcross Primary School: tracing a leak on a big roof starts with where the water appears and works back. If you live in an older home near St James Merton, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you live near a park such as Cannon Hill Common, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

FAQs for Cannon Hill

How do I find out if my home in Cannon Hill is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Cannon Hill?

Yes, Cannon Hill is one of the places we work. Every survey there gets the same written report with photographs.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Should I go up on the roof to take photos?

Stay off the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.

What do I do if water is coming in?

A roofer should handle temporary protection. Photograph the damage first if you can do so safely. We can record the damage in our report.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours for most homes, depending on how much of the roof was hit. In Cannon Hill, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. You get a written report you can pass to your insurer.

Before the survey

  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building
  • Make sure pets are kept safely away

Tips from our surveys

From years of surveys, a few habits stand out:

  • Photograph the damage safely from below
  • Keep receipts for any emergency work
  • Write down when the storm hit and when you noticed damage
  • Keep fallen slates or tiles as evidence if safe

If you are unhappy with how your insurer handles the claim, you can complain to them first. If that doesn’t resolve it, the Financial Ombudsman Service may be able to help.

Check the roof from the ground after strong winds. Binoculars help you spot slipped slates or lifted ridges. Do not go up a ladder to look.

Why get it checked now?

If the damage is partly wear and tear, it’s better to know. Our report gives an honest view of both, so there are no surprises later. In Cannon Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
