How a roof survey works in SM4
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. You get a photo-illustrated written report and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, natural slate and flat roofs, and the problems we are asked to look at most are gutters that overflow in heavy rain and worn lead at chimneys and abutments.
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two at a typical home, and about three to four hours for a commercial roof.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
What you will pay
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Landmarks near Morden
Typical jobs here are in homes near Cannon Hill Common, Merton College and Lord Nelson pub, among other places. Morden has its own railway station: St Helier station. Well-known places in the area include St. Anthony's Hospital (1 mile south-west) and Chessington Castle Hill (4.3 miles south-west). Roofs, chimneys and gutters across SM4
From Morden, Wimbledon Chase and Sutton Common to its smaller places, buildings across SM4 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in SM4 are where it usually shows.
Morden: If you let a flat or house near St Helier station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Cannon Hill Common can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
DIY checks: what’s safe
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Surveys for landlords and agents in SM4
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.
What affects the price in SM4
Survey packages start from £150, including VAT. The price for your roof depends on:
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
- Commercial roofs and larger buildings
- How big the roof is
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
What we need to know
Here’s what helps us most when you get in touch:
- Any stains, drips or damp patches you’ve seen indoors
- Where the property is, with the postcode
- Pictures from the garden or a window, if you have them
- What’s prompted the survey
If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.
What we are asked to look at in SM4
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.
Problems we come across often include:
- Loose ridge or hip tiles
- Ponding, splits or blisters on flat roofs
- Leaking gutter joints and downpipes
- Flashings that have come away from the wall
Roof by roof
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
Common questions in SM4
Do you go up on the roof?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space, and Premium includes a drone where it applies.
Does the weather affect the survey?
It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
What do you check on a roof survey?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there’s safe access. You get a written report with photos and recommendations.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll explain what’s needed.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
