Roof leak investigation in Morden: what you get
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it is safe to see it. If you’re worried about drips from nail tips in a cold loft and wet patches high on an inside wall, we can find out what’s behind it.
London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers usually exclude wear and tear, so it’s useful to know whether damage is old or new. A careful look in Morden tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.
What you get is a clear record of the leaking roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Surveys for landlords and agents in Morden
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Landlords, agents and building managers in Morden and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In Morden, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You tell us where the water shows and when it appears.
- Inside, we check the damp area and the roof space above it.
- Outside, we check every likely route in.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photographs, the likely entry point and recommendations.

Advice
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
FAQs for Morden
Do you carry out roof surveys in Morden?
Yes. We cover the whole of London and South East England, and Morden is part of that. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.
Will parking be an issue for a roof survey in Morden?
Sometimes, yes. If Morden has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
Is thermal imaging part of a leak investigation?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
Could my leak actually be condensation?
The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern, take moisture readings and tell you which is more likely.
How the survey changes by roof type
Slate and tile slopes
Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.
Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are looked at.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Leaks that only appear in weather we can’t recreate
- Carrying out the fix
- What’s under the covering or behind the plaster
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.
Roof types and parts we check
- Rooflights and dormers
- Lead flashings
- Slate and tile slopes
- Valleys and parapet gutters
- Flat roof details
- Chimney stacks
- The roof space
Why get it checked now?
Patching the spot above the stain often does not work. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.

What else we do in Morden
Morden roofs and the weather
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 1.9 miles north-west lies Southside House, a reminder of how long the area around Morden has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Morden Primary School: tracing a leak on a big roof starts with where the water appears and works back. If your home is one of the older ones in the streets near St Lawrence Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near St Helier station, tracing a leak quickly matters when a tenant is living with it.
