Pre-purchase roof surveys for Morden homes and businesses

What a pre-purchase roof survey looks like in Morden

Historic houses such as Southside House, about 1.9 miles north-west, show how far back building in the area around Morden goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

As a London address, Morden can be tricky for parking: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised. If you own one of the older houses in the streets near St Lawrence Church, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to St Helier station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Pre-purchase roof survey in Morden: what you get

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We are often asked to look into gutters that overflow or drip at the joints and damp timbers or stains in the loft, on lead flashings and valleys, clay and concrete tiles and natural slate.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Morden, or have just had new roofing work done, those junctions are frequently where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Prices for pre-purchase roof surveys in Morden

The price reflects the time and kit the roof needs. The main factors are:

  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

A few details help us point you to the right survey and price. When you contact us, it helps to mention:

  • What kind of property and roof it is
  • Where water is showing inside, if it is
  • When you need the report by
  • Why you want a survey: buying, a leak, a storm or new work

To arrange a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We will confirm the price before booking.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Landlords, agents and building managers in Morden and across Greater London can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.

What we do, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours for a house, and about three to four hours for a commercial roof. For a visit in Morden, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from ground level, windows, the loft and, where it is safe, the roof itself.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Tell us about parking before the day
  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Advice

Your questions about pre-purchase roof surveys in Morden

Can parking be tricky for a visit in Morden?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is my home in Morden listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is your roof survey a RICS survey?

No. It’s a dedicated roof survey, with a written report and photographs. It does not cover the rest of the property, which a RICS survey does.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How long does a pre-purchase roof survey take?

On site, it usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Checking the roof from ground level

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Useful tips for Morden property owners

Small things make a difference. Some pointers:

  • Give your solicitor a copy of the report
  • For a flat, check who is responsible for the roof
  • Ask for any paperwork for recent roof work
  • Let us know your exchange date as you book

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

Different roofs, different checks

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.
