Pre-purchase roof surveys in Stoneleigh

About our pre-purchase roof survey in Stoneleigh

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We survey natural slate, gutters and downpipes and the roof space, and the problems we’re asked to look at most are lead that has worked loose at a wall or chimney and roof slopes that look uneven or sagging.

In a smaller place like Stoneleigh, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather typically shows first. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. If you have questions on the day, just ask. With a bit of garden around a house, as there often is around Stoneleigh, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before the survey

  • For flats, make sure roof access has been agreed
  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft

What a pre-purchase roof survey doesn’t cover

To be straight with you, a roof survey has limits:

  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors, services and rooms below the roof

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roofs we survey in Stoneleigh

  • Flat-roofed extensions and dormers
  • The roof space
  • Chimney stacks
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate

Why it is worth a survey now in Stoneleigh

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Around Stoneleigh, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Common roof problems in Stoneleigh

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which can affect how any work is arranged.

It’s worth booking a survey if you’ve seen:

  • Cracked flaunching or crumbling chimney pointing
  • Roof slopes that look uneven or sagging
  • Slates or tiles that have slipped or gone
  • Flashings that have lifted or split

For landlords with property near Stoneleigh station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking any roof surveyor

  • What the report includes, and whether it has photos
  • How long the report takes to arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

Different roofs, different checks

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.

Questions from Stoneleigh

Do you carry out roof surveys in Stoneleigh?

Yes. We cover the whole of London and South East England, and Stoneleigh is part of that. Just phone 07833 053749 or email us and let us know about the property.

Is Stoneleigh within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we can’t promise any saving.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Buying a home or a new roof in Stoneleigh

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Fitznells Manor lies about 0.8 miles south, so building around Stoneleigh goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. Take an older house close to The Parish Church of St John the Baptist: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
