Flat roof surveys for Stoneleigh homes and businesses

What a survey costs

To price your survey, we check:

  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • Whether it’s a home or a commercial building

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What we need to know

You don’t need to know any roofing terms. It is enough to let us know:

  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

How a flat roof survey works in Stoneleigh

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. We survey felt flat roofs, single-ply membranes and upstands and outlets, and people most often book us about splits, cracks and crazing and raised blisters across the surface.

Around a smaller place like Stoneleigh, flat roofs usually cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Questions from Stoneleigh

Do you cover Stoneleigh?

We do. Every survey there gets the same written report with photos.

Is my home in Stoneleigh listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Will this cover the whole house?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It often sits alongside a buyer’s building survey.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.

Flat and commercial roofs around Stoneleigh

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Fitznells Manor about 0.8 miles south, Stoneleigh sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Stoneleigh station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For businesses in and around places such as The Ashley Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Take a building like Auriol Junior School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

How the survey works

After the inspection, everything we found is written up as a report with photographs, emailed to you. As for time on site, most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a survey in Stoneleigh, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have any questions written down, so nothing gets missed
  • Check the loft hatch can be reached

What we look for on each type of roof

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Ask whoever fits equipment on the roof to make good the covering
  • Book a survey every few years
  • Note any new marks on ceilings beneath the roof
  • Keep outlets clear of leaves and moss

After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Why it’s worth a survey now in Stoneleigh

Standing water on a flat roof rarely sorts itself out. It normally points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. With lower homes, common in places like Stoneleigh, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
