Cheam: your questions answered

Will parking be an issue for a roof survey in Cheam?

Typically it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is my home in Cheam listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much does a flat roof survey cost in Cheam?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

What’s the best way to book?

It’s easiest to call 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on any day of the week.

How long is the visit?

Time on site depends on the roof, but most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. The report is sent afterwards by email.

Can you find where water is getting through my flat roof?

The survey covers the covering and all the details where leaks usually begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

About our flat roof survey in Cheam

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. If you are worried about outlets that hold water back and loose or cracked edge trims, we can find out what’s behind it.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Cheam, the flat roof is often a shared part of the building.

What you get is a clear record of the flat roof on the day we saw it. It is useful straight away, and a good reference for later.

Signs you need a flat roof survey in Cheam

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

People normally book a survey when they’ve noticed one of these:

  • Blisters and bubbles in the covering
  • Gaps at upstands and abutments
  • Cracked or split membrane
  • Ponding water that doesn’t drain away

For site and facilities teams at buildings such as Glaisdale School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

  • Whether VAT is added on top
  • What happens after the report arrives
  • Are they insured for the work?

What a roof survey includes

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes between one and two hours for most houses, though large, tall or awkward roofs take more time. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Cheam moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Getting ready for the survey

  • Let us know about parking near the property
  • Gather any invoices or paperwork from past roof work
  • Move anything stored under the loft hatch

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Flat and commercial roofs around Cheam

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 1 mile north-west lies Nonsuch Mansion, a reminder of how long the area around Cheam has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Shop and office owners around The Ashley Centre may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts. For landlords with property near Cheam station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Cheam is about 1 mile south-west of Sutton, in Greater London. Roofs in Cheam get the same thorough look as anywhere else in Greater London. Cheam is one of the places in Greater London we cover. For surveys nearby, see our London page.

Useful tips for Cheam property owners

A survey works best with a little help from you, before and after. Some tips:

  • Plan a survey before the covering reaches the end of its usual life
  • Keep people off the roof unless they need to be there
  • Keep records of when the roof was laid and what work has been done
  • Check that new brackets or units haven’t damaged the covering

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

How the survey changes by roof type

Felt and built-up roofs

The edges and upstands of a felt roof are normally where trouble starts. We check each one and photograph any that have split or pulled away.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

What happens if roof problems are left?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. Any roof job in Cheam means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan.

Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.
