Landlord and commercial surveys in Cheam
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
We also survey roofs for businesses and commercial landlords. Larger roofs take longer.
Chimney surveys for homes and businesses in Cheam
Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We are often asked to look into damaged chimney pots and cowls and worn or missing pointing, on chimney breasts, flaunching and brick chimney stacks.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Common questions in Cheam
Can parking be tricky for a visit in Cheam?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Can a landlord with a rental near Cheam station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How much is a survey?
Our price is from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.
Can you survey at the weekend?
Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or use the contact form.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report.
How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Honest limits
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Structural calculations for a leaning stack
- Flue inspections or sweeping
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

Leave it or get it looked at?
Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Any roof job in Cheam means planning around parking, neighbours and access. That is a good reason to find problems early, while there is time to plan.
Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Different roofs, different checks
Flaunching
We frequently find flaunching that has cracked or broken away. Caught early, it’s often a small job.
Brick stacks
Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.
Cheam homes and their roofs
Historic houses such as Nonsuch Mansion, about 1 mile north-west, show how far back building in the area around Cheam goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take an older house close to Church of St Andrew: its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Glaisdale School, large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park like Howell Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys.

How it works
The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours at a house, as part of a look at the roof around the stack. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
How to prepare
- Make sure pets are kept safely away
- Tell us where we can park nearby
- If it is not your property yet, arrange access through the agent
