Nork Chimney Survey
Need a chimney survey in Nork? We can help, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Eroded joints in the brickwork
- Damp patches on chimney breasts
- Signs that a stack is leaning
Leave it or get it looked at?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. On a bungalow or cottage around Nork, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Chimney survey in Nork: what you get
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney pots and cowls, flaunching and lead flashings, and the problems we are asked to look at most are redundant stacks capped without ventilation and gaps where the stack meets the roof.
Trees around homes in smaller places like Nork drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What else we do in Nork
What we’re asked to look at in Nork
Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
These are some of the problems a survey can pick up:
- Mortar washing out of the joints
- Frost-damaged brickwork on the stack
- A chimney out of line
- Redundant stacks capped without ventilation
If you let a flat or house near Banstead station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we do, step by step
After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it normally takes between one and two hours for most homes, a little longer where there are several stacks. Parking around Nork is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- We send a written report with photos, the defects found and what we recommend.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Have any questions written down, so nothing gets missed
- Note where any stains or damp appear

Advice
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Roofs, chimneys and gutters in Nork
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 2.4 miles north-west lies Fitznells Manor, a reminder of how long the area around Nork has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you look after a shop, office or commercial unit, for instance near The Ashley Centre, a dated report on the roof is useful for planning and for any lease discussions. For an older house near a landmark such as St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Your questions about chimney surveys in Nork
I let a flat near Banstead station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details.
How do I find out if my home in Nork is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
What will the report tell me?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put by urgency where it matters.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you need to go on the roof to check the chimney?
Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. If part of a stack can’t be seen, the report says so.
Should a redundant chimney be removed?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Hidden damage within the stack
- Gas safety checks, which need a Gas Safe registered engineer
- Structural calculations for a leaning stack
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.
What we check
- Flaunching
- Chimney breasts
- Chimney pots and cowls
- Shared and party-wall stacks
- Lead flashings
- Brick chimney stacks
Different roofs, different checks
Brick stacks
Older brick stacks frequently have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Flaunching
Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.
