Gutter surveys in Cheam: local notes
With Nonsuch Mansion about 1 mile north-west, Cheam sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a shop, office or commercial unit, for instance near The Ashley Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live near a park like Howell Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys.
Cheam is about 1 mile south-west of Sutton, in Greater London. In Cheam, as across Greater London, every roof gets the same careful survey. We cover towns and villages across Greater London, large and small. London is in our area too.
Gutter surveys in SM2, SM3 and SM1 are booked the same way as anywhere else. We cover properties on Wray Road, York Road and The Avenue and the roads around them. Close by, we survey roofs in Belmont (1 mile south-east), Cuddington (1 mile north-west), North Looe (1 mile south-west), North Cheam (2 miles north) and Nork (2 miles south). Further out, we also cover London (12 miles north-east), City of Westminster (12 miles north), Marylebone (12 miles north), Kensington (11 miles north), St Pancras (13 miles north) and Shoreditch (14 miles north-east).

About our gutter survey in Cheam
Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey outlets and hoppers, fascias and soffits and downpipes, and the problems we’re asked to look at most are brackets that have dropped or snapped and choked outlets or hopper heads.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. From the street, a London terrace usually shows only its front slope or parapet, so in Cheam we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Mention any parking restrictions on your street
- Check the loft hatch can be reached
Booking a survey

Roof by roof
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
Box and secret gutters
A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We inspect them as far as it’s safe to see them.
Common questions in Cheam
Can a landlord with a rental near Cheam station book a roof survey?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details.
How do I find out if my home in Cheam is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you check the loft?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
What’s the price of a gutter survey?
Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or email us.
Will you walk on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
When is the best time for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.
Will you look at parapet and box gutters as well?
Yes, where it’s safe to see them. We use the ground, windows, the roof space and the roof where it’s safe and a drone where it applies.
What we’re asked to look at in Cheam
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
These are some of the problems a survey can pick up:
- Overflowing eaves gutters
- Gutters packed with leaves or moss
- Fascia boards damaged by overflowing water
- Brackets that have dropped or snapped
If you own a rental within reach of Cheam station, the gap between tenancies is a good time to have the roof looked at.
Before you book any roof surveyor
- What’s outside the scope of the survey
- Whether any drone flown is registered with the CAA
- Are they insured for the work?
- Whether you get a written report with photos
Prices for gutter surveys in Cheam
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Extra roofs, like extensions, dormers or garages
- Height and safe access
- Whether it’s a home or a commercial building
- The use of thermal imaging or a drone
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
What we need to know
A little information up front helps. It helps to include:
- What’s prompted the survey
- Your timetable, like an exchange date
- Photos of the roof, taken safely from ground level or a window
- Your postcode, so we can check access and travel
Most bookings start with a short call: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Landlord and commercial surveys in Cheam
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which can make access easier.
Landlords, agents and building managers in Cheam and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.
When you need someone else
Before you book, it’s worth knowing what a survey will not do:
- The inside of a downpipe along its whole length
- What’s behind fascias and inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.
