Need new roof snagging in Cheam?

New roof snagging in Cheam: what you get

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it is safe. A photo report follows, ready to share with your roofer or builder. If you’ve noticed signs of condensation in the roof space and untidy or loose verge details, a survey will tell you what’s going on, whatever the roof.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Cheam could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Settling a dispute with your roofer or builder
  • Parts of the roof we can’t see safely
  • Nails and clips under the slates or tiles

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

Roofs we survey in Cheam

  • New-build homes
  • New flat roofs
  • Ridges and verges
  • Replacement roofs
  • Flashings and valleys
  • Loft conversions and dormers

What happens on the day

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In Cheam, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before we arrive

  • Leave side gates unlocked
  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work

Surveys for landlords and agents in Cheam

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Why act early in Cheam

Offcuts left in a gutter can block it and send water down the walls. Finding it now is simpler than tracing damp later. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Useful tips for Cheam property owners

Nothing here needs a ladder. Our suggestions:

  • Note the end of any warranty or defects period
  • Agree snagging with your roofer at the start
  • File all paperwork for the new roof
  • Book snagging before the final payment

After the snags are sorted, watch the roof in the next heavy rain. Raise any new signs of water with your roofer promptly.

Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.

What affects the cost of new roof snagging

We confirm the exact price before booking. This is what makes a difference:

  • Which survey package you book
  • The height of the building and how the roof can be seen safely
  • The size of the roof
  • The use of thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

If you can, have these to hand when you get in touch:

  • The type of building and roof, such as pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or use the contact form.

Common questions in Cheam

Is parking a problem for a survey in Cheam?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

How do I find out if my home in Cheam is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

What’s the price of a snagging inspection?

Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. For a price, ring 07833 053749 or send us an email.

Is snagging available for a new-build house roof?

Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photographs to raise with the builder.

What if it rains on the day?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Local roofs and buyers in Cheam

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Cheam is one of them, bay roofs, hips and later dormers each have their own details. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Nonsuch Mansion about 1 mile north-west, Cheam sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as Church of St Andrew, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Parking in Cheam, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space as you book, as a space near the door cannot be promised. Landlords with a home close to Cheam station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Cheam is about 1 mile south-west of Sutton, in Greater London. Whether the building in Cheam is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our Greater London coverage includes Cheam. London is in our area too.

We also cover the places around Cheam: Belmont (1 mile south-east), Cuddington (1 mile north-west), North Looe (1 mile south-west), North Cheam (2 miles north) and Nork (2 miles south). Within a short drive, we also cover London (12 miles north-east), City of Westminster (12 miles north), Marylebone (12 miles north), Kensington (11 miles north), St Pancras (13 miles north) and Shoreditch (14 miles north-east).
