Gutter survey in Stoneleigh
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are often asked to look into blocked outlets and hoppers and dripping or leaking gutter joints, on eaves gutters, parapet and box gutters and valley gutters.
Trees around homes in smaller places like Stoneleigh drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roofs, chimneys and gutters in Stoneleigh
Fitznells Manor, about 0.8 miles south, is one of the historic houses in the wider area around Stoneleigh. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you live near a park such as Hogsmill LNR, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you let a flat or house near Stoneleigh station, a dated record of the roof is useful when planning maintenance across a let.

Stoneleigh questions
Can a landlord with a rental near Stoneleigh station book a roof survey?
Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details.
Does a conservation area affect roof work in Stoneleigh?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just phone 07833 053749 or drop us an email for a price.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Will the survey check for asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
What we do, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Being in a smaller place like Stoneleigh doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- First, you let us know what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
How to prepare
- Tell us about parking before the day
- Buyers: confirm access with the estate agent or seller
- Show us where any leaks or stains appear
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.
Common roof problems in Stoneleigh
Plenty of tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.
Problems we come across frequently include:
- Gutters that have fallen out of line
- Fascia boards damaged by overflowing water
- Water spilling over the gutter edge
- Blocked outlets and hoppers
If you look after a shop, office or commercial unit, for instance near The Ashley Centre, a roof report helps plan work around trading rather than after a leak.

- Do they have a CAA Flyer ID and Operator ID for drone work?

What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- The inside of buried drains
- Damage hidden inside walls or behind boards
If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and does not.

What we look for on each type of roof
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Lead is also a target for theft.
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.
