How a gutter survey works in North Cheam

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’re worried about leaks at the gutter joints and hoppers and outlets full of debris, we can find out what’s behind it, on eaves gutters, valley gutters and downpipes alike.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In North Cheam, as across London, that’s why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Where we cannot see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

North Cheam homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 1 mile south lies Nonsuch Mansion, a reminder of how long the area around North Cheam has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark such as St Oswald Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near West Sutton station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Cheam Park Farm Primary Academy: large buildings have long gutter runs and big roofs that need checking like any other.

FAQs for North Cheam

Can parking be tricky for a visit in North Cheam?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Do you survey roofs for landlords with property near West Sutton station?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

When is the best time for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

What affects the price in North Cheam

Survey packages start from £150, including VAT. The price for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to tell us when you get in touch

You do not need to know any roofing terms. It is enough to tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any deadline, like an exchange date
  • What kind of property and roof it is

Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photos and recommendations.

Preparing for the visit

  • Keep pets in another room
  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Advice

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep climbers away from the eaves
  • Watch ceilings under valley gutters for fresh marks
  • Check for spilling water in a downpour
  • Book gutter clearing once a year, more often near trees

For let and shared buildings, the report can go on file and use it to plan upkeep. The photographs help when you explain the work to others.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What we look for on each type of roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.
