How we price gutter surveys

To price your survey, we look at:

  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Getting in touch

To price your survey accurately, we’ll ask about:

  • What’s prompted the survey
  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode

Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

Gutter survey in Morden

We survey gutters and rainwater systems in Morden and right across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the roof space. Time on site normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We survey valley gutters, downpipes and eaves gutters, and common reasons people get in touch are hoppers and outlets full of debris and downpipes that are split or coming away.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Morden with this kind of roof, the hidden gutter is one of the first things to check.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Gutter surveys around Morden

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.9 miles north-west lies Southside House, a reminder of how long the area around Morden has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park like Cannon Hill Common, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If your home is one of the older ones in the streets near St Lawrence Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near St Helier station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Roof by roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We check what’s visible and note what is not.

Landlord and commercial surveys in Morden

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Look for green streaks or damp patches on walls
  • Check for spilling water in a downpour
  • Look for downpipes coming loose
  • Check from ground level or a window, not a ladder

If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In Morden, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. You get a report with photos and recommendations.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Mention any parking restrictions on your street
  • Show us where any leaks or stains appear

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your questions about gutter surveys in Morden

Is parking a problem for a survey in Morden?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you survey roofs for landlords with property near St Helier station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or email us to arrange it.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
