Morden Roof Survey
Find out the condition of the roof at your property in Morden. We visit on weekdays and at weekends.
- Crumbling chimney pointing or cracked flaunching
- Worn lead at chimneys and abutments
- Worn or blocked valleys
Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Roof survey in Morden
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey flat roofs, natural slate and lead flashings, and common reasons people get in touch are leaning or weathered chimney stacks and debris building up in roof valleys.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Morden has one, it needs checking from somewhere that can actually see it.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a roof survey does not cover
In fairness, there are limits to any roof survey:
- Walls, floors and services below the roof
- Asbestos testing of any kind
- How the roof will behave in every kind of weather
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Questions from Morden
I let a flat near St Helier station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or email us and tell us about the building, including who will give access on the day.
Is parking a problem for a survey in Morden?
It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or email us.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
Will you climb onto the roof?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Roof surveys in Morden: local notes
With Southside House about 1.9 miles north-west, Morden sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Morden is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Controlled parking zones are common in London, so mention any permit rules for Morden, along with any off-street space. If you let a flat or house near St Helier station, a dated record of the roof is useful when planning maintenance across a let.
Morden is about 2 miles south of Wimbledon, in Greater London. Morden gets the same service as everywhere else we work: a careful look at what can safely be seen, photographs and a clear written report. We cover towns and villages across Greater London, large and small. There is also a page for London.
Roof surveys in SM4, SM3 and SW20 work the same way as everywhere else we cover. Streets in the area include London Road, Epsom Road and Holne Chase, all of which we cover. Morden sits on or near the B279, which makes travel easy. If you’re just outside Morden, we cover Lower Morden (1 mile south-west), Sutton Common (1 mile south-east), North Cheam (2 miles south), Worcester Park (2 miles south-west) and Stoneleigh (3 miles south-west). We also work in nearby towns such as London (9 miles north-east), City of Westminster (9 miles north), Marylebone (9 miles north), Kensington (7 miles north), St Pancras (10 miles north-east) and Shoreditch (11 miles north-east).

Why act early in Morden
A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. In Morden, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.

How it works
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Surveys in Morden can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

Advice
When to book a survey in Morden
Some damage starts inside the loft space. A badly ventilated loft collects condensation, wetting timbers and insulation. It is frequently mistaken for a leak, and it needs a different fix.
Signs worth acting on include:
- Water stains on rafters and ceiling joists
- Blocked, sagging or leaking gutters
- Leaning or weathered chimney stacks
- Lifted, split or missing lead flashings
If you live near a park like Cannon Hill Common, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
Choosing a roof surveyor

- Their insurance cover
- Whether you can ask questions once you have the report
What we look for on each type of roof
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.
